When buying any property, it is recommended that a Pre-Purchase CCTV survey is conducted to establish the condition of the drainage system as rectifying structurally defective drains can be expensive. Whilst the report may highlight problems, it could also give a clean bill of health ensuring no unexpected expenses arising.

Many people assume this service is included in the full building survey however, by only lifting drain covers the surveyor cannot be certain of any defects without instructing a qualified company who have the specialist CCTV equipment necessary.

If a property is purchased without the drains being properly surveyed with a CCTV report, the buyer would have great difficulty in finding an insurer that will pay for the remedial work of any pre-existing drainage problems. 

The owner of the property is responsible for the drains running from the property to the main sewer including under pavements and roadways. Therefore, the responsibility is with the buyer to have the relevant surveys carried out including a drainage survey.

Our Pre-Purchase Survey will include a CCTV of the required pipe work from the stack through to the main outfall at the sewer. We also check the condition of any manholes and carry out a Hydraulic Water Integrity Test to ensure the drain has sufficient water velocity for self cleaning.

M&D Drainage will supply a DVD format survey and a computerised report with grabbed images. Any defect found will be shown on the report with recommendations and cost.

Subject to any defects found this report can be used to negotiate the price of the property.
