The RAT Story.

The picture of the rat in a lavatory pan has not been posed but was certainly a shock to the new home owner when our engineers captured it on a mobile phone camera.

The lady in question had bought her dream cottage and had installed a brand new kitchen.
Within a short time she found a hole in the rear of one of the units and gnawed food packaging.

A swift visit from the pest controllers confirmed that rats were gaining access to the house but could find no obvious point of entry.

M&D were called to check and CCTV survey the drainage system and found the foul sewer pipe running through her garden had a large displaced joint.
Further investigation revealed the pipe had been undermined by the rats seeking water and the void they had created had allowed the pipe joint to open enough for them to gain access in to the pipe and subsequently the house via the lavatory.

The cost of the drain repairs and replacing the damaged kitchen units was an expensive lesson to learn, had she insisted on a pre purchase survey the fault would have been rectified at the vendors cost.

Next time you find a packet of biscuits has been nibbled in your cupboard, think twice before you blame it on the kids!
